Behind the Scenes of Helping Spokane Homeowners Succeed

If there’s one thing I’ve learned over the years serving the Spokane real estate market, it’s that no two transactions are ever the same. Every buyer comes with a unique set of goals, challenges, and dreams. My job isn't just to open doors; it’s to be a strategist, a coach, and sometimes, the voice of reason.

I want to take you behind the scenes of three very different client success stories. Whether you are hunting for raw land, buying your very first house, or relocating from out of town, I hope these real-world scenarios give you a clear picture of what it takes to succeed in our local market.

I was honored to help these clients and to receive such positive feedback from each of them. 

 

Case Study No. 1: First-Time Homebuyers | The Power of Patience

Clients: Erica & Corey Yoos

The Goal: First-time home purchase.

I originally connected with Erica and Corey through a fantastic Realtor partner over in Everett, WA. When we first spoke two years ago, I had to give them some candid advice: it wasn't the right time. Erica runs her own hair business, and because she would be moving and restarting her clientele in Spokane, we couldn't immediately use her income to qualify. I suggested they get their job situations fully figured out locally before making the leap.

They were incredibly receptive and coachable. They waited, got established, and started their search back up with me in October 2025. In that year, they did exactly what they needed to do—they saved a huge chunk of money for their down payment and proved to be incredibly dedicated to the homebuying process.

We searched through the winter, finally getting under contract in December and closing in January 2026. Because they were willing to buy during the winter months—often the BEST time to find a deal—they scored big.

The Result: A great house in a great neighborhood, negotiated for $25,000 under asking price with seller concessions to boot!

Case Study No. 2: Out-of-Town Relocation | Behler Homes is Your Boots on the Ground

Client: Jessica Williams

The Goal: Buying land from afar to build a custom home.

Jessica came to me as a referral from another agent while she was selling her house over in Bellingham. Out-of-town clients always require a lot of upfront legwork and research, but because they were looking for land, the process was even more intricate.

Their strategy was to get a loan for the land purchase, but pay cash for the actual build, meaning we had to stick to a very rigid budget. When out-of-town clients make the trip to Spokane, I always make sure to completely open up my schedule for them. We spent an entire day together viewing properties. Honestly, a lot of the land we looked at on day one was a miss due to inaccuracies in the listing descriptions—a frustrating but common reality with vacant land.

However, once we got the ball rolling, I was able to manage the rest of the process for them from afar. We eventually found a unique property that already had an abandoned foundation on it. I tapped into my network and brought in local contractors to assess if the foundation could be salvaged, saving them time and money.

The Result: We successfully closed on property that met all their criteria.

A Quick Note on Regional Relocation

Working with out-of-towners like Jessica has shown me a clear pattern: relocators are usually ready. They often think about moving for a very long time, doing extensive research from afar. They might view a dozen homes when they finally arrive, but more often than not, they end up buying the very first one they loved online. Once they decide to make the jump, they are committed!

 

Case Study No. 3: Navigating Acreage | The "Go-Getter" Mindset

Client: Melissa Gadberry

The Goal: Buying land on a strict budget for a manufactured home.

When you're buying land and acreage, you absolutely cannot be apathetic. It is an entirely different beast than purchasing a standard first-time home in a subdivision. With raw land, you have to assume some risk and be highly active in the process.

Melissa is the definition of a go-getter. When clients are looking at acreage on a strict budget, my job is to play devil's advocate to make sure the numbers actually work. We have to ask the hard questions:

  • What will the well produce?

  • What will the septic system cost?

  • How much will land grading run?

Melissa and her partner wanted to place a manufactured home on the land using an FHA loan with a small down payment. That’s a complex puzzle! But Melissa put in the work, found a lender who could make it happen, and figured out a lot of the heavy lifting ahead of time to lock in a solid budget. As their voice of reason, I provided the resources and connections they needed, but their motivation drove the ship.

The Result: We successfully closed on a beautiful 5-acre plot in a fantastic spot!
