Revitalize & Refresh: DIY Home Staging Tips for a Quick Sale in Spokane

If you’re getting ready to sell, or even considering the possibility anytime in the next six months to a year, NOW is the time to prepare! Some things you can do to prepare for listing are simple, but they take time. I’ve created this list to help you tackle the small details that most homeowners can do, granted that they give themselves enough time. Give yourself ample time and you’ll be well on your way to creating the environment for a quick sale when you’re ready. Let’s jump in!

15 DIY Staging Tips for a Quick Sale in Spokane

Note: I’ve listed these tips in a thoughtful order to accomplish them. Many of these tips you can start working on months before you’re ready to sell.

1. Conduct Minor Repairs

Fix any small issues that could detract from your home’s appeal. Remember that annoying kitchen handle that’s loose, well now is the time to spend the 10 minutes fixing it!  Patch up holes in the walls, repair leaky faucets, replace cracked tiles, and ensure that all doors and windows open and close smoothly. These small repairs can make your home feel well-maintained and move-in ready. This is an affordable, easy staging step that you can do really early.

2. Think About Safety

Ensure that safety systems throughout your home are all up to date, working, and running smoothly. That means checking expiration dates on your smoke alarms and carbon monoxide detectors and replacing them if necessary.  

3. Optimize Lighting

One of my favorite affordable staging tips and tricks is lighting! Bright, well-lit spaces are more inviting and appear larger. Open all curtains and blinds to let in natural light, and replace any dim or outdated light fixtures. The cost of new lighting is typically worth the benefit for modernizing the home as fixtures can be so affordable these days. Use floor and table lamps to add warmth to darker areas of your home.

4. Neutralize Your Color Palette

Neutral colors are appealing because they make spaces look larger and brighter. If your walls are painted in bold colors, consider repainting them in shades of white, beige, or light gray. This not only modernizes your home but also allows potential buyers to imagine their own decor. Wall already white? It still might be worth a touch up. Touch up paint, caulk interior and exterior spaces that need a refresh, and patch up any drywall that needs attention. 

The great thing about paint, is this can be done months before you’re ready to sell and still make a big impact! And, having a fresh coat makes those last minute touch ups a breeze the week before sale.

5. Enhance Curb Appeal

The exterior of your home is the first thing buyers see, so make sure it’s inviting. Mow the lawn, trim bushes, plant flowers, and pressure wash the driveway and sidewalks. Repainting the front door and updating outdoor lighting can also make a significant impact. 

6. Declutter Aggressively

I mean aggressively! First impressions are crucial, and a cluttered home can be an instant turn-off. When many people think of home staging, they think of adding things, but in all reality most of the time we will be removing many items to make the best impact. Start by decluttering each room, removing excess furniture, packing away personal items like family photos and memorabilia, and even taking some trips to the thrift store to get rid of the things that are collecting dust. This helps create a clean, neutral environment where potential buyers can envision their own belongings. 

Once your home is listed on the MLS, it becomes a product. The goal is to make that product the best option on the market and one that someone else can envision their own life. And, less stuff also makes for an easier move for you!

7. Highlight Storage Space

Ample storage space is a key selling point. Now that you’ve decluttered, make sure closets and cabinets are organized and not overstuffed. Consider adding storage solutions like shelves or baskets to demonstrate the potential for keeping things tidy and organized.

8.  Leverage Seasonal & Local Appeal

Depending on when you're planning to sell, have a plan to emphasize the seasonal & local benefits. In summer, showcase outdoor spaces and gardening potential. In winter, highlight cozy indoor features like fireplaces. Incorporate Spokane-themed decor, such as artwork from local artists or nods to Spokane’s natural beauty.

9. Use Mirrors Strategically

Mirrors can make spaces look larger and brighter by reflecting light. Place mirrors opposite windows or in narrow hallways to enhance the sense of space and openness in your home. If you’re early on in your staging process, start looking for deals on beautiful mirrors now!

10. Deep Clean Everything

Deep clean your house, paying special attention to the things you might neglect a bit throughout the year. That means it’s time to clean those ceiling fans, scrub out tubs and showers, and clean your walls and baseboards.  A spotless home signals to buyers that it has been well-maintained. Thoroughly clean every corner of your house, including carpets, windows, and appliances. Pay special attention to kitchens and bathrooms, as these areas are particularly scrutinized by buyers. Consider hiring professional cleaners for a deep clean that leaves your home sparkling.

11. Create a Welcoming Entryway

The entryway sets the tone for the rest of the house. Make sure it’s clean and inviting with a functional space for coats and shoes. Adding a mirror, a small table with a vase of flowers, or a piece of art can make this area welcoming.

12. Rearrange Furniture

Arrange your furniture to highlight your home’s best features and create a natural flow between rooms. Avoid placing furniture against the walls; instead, create cozy conversation areas. In small spaces, use appropriately scaled furniture to make the area feel more spacious. You might even consider staging a few key rooms, such as the living room, kitchen, and master bedroom.
