Exploring the Lush Downriver & Audubon Neighborhood in Spokane, WA

Exploring the Lush Downriver & Audubon Neighborhood in Spokane, WA

If there’s one area of Spokane that manages to feel like a hidden retreat while still being close to the city, it’s the Downriver and Audubon neighborhood. Just 10 minutes from downtown, this leafy residential pocket is one of my favorite places to explore—and it continues to surprise me with its natural beauty, community warmth, and charm. As one of Spokane Planner's top neighborhoods, this sweet section of town deserves a little spotlight.

Where Nature and Neighborhoods Blend Seamlessly: A Neighborhood Overview

Driving through Audubon and Downriver, the first thing you’ll notice is how green it is. Towering pines, mature maples, and well-loved yards create a shady canopy that gives the neighborhood a peaceful, tucked-away vibe. Nestled along the Spokane River and adjacent to Downriver Golf Course, it’s a place where Spokane’s outdoorsy spirit is on full display.

For outdoor lovers, the Centennial Trail access points are a game changer. Whether I’m walking my dog along the bluff or heading out for a bike ride toward Riverside State Park, everything feels connected. You’re minutes from Riverside State Park, but you don’t need to leave the neighborhood to feel immersed in nature.

A Neighborhood Built on Character

This area has deep Spokane roots, and it shows. Audubon and Downriver homes are filled with character—think 1920s bungalows, Craftsman cottages, and the occasional Mid-Century gem. Homes here are rarely cookie-cutter, and that’s part of what gives the neighborhood its charm. You’ll often see front porches with swings, gardens overflowing with perennials, and neighbors waving as they walk to Audubon Park.

Speaking of parks, Audubon Park is a true community hub. With its open grassy space, splash pad, basketball courts, and tall evergreens, it’s the perfect spot for a summer picnic, an after-school hangout, or one of the concerts in the park the neighborhood hosts every year.

There’s also a strong sense of community pride and involvement, with an active Audubon-Downriver Neighborhood Council that works to preserve the area's natural assets and historic feel.

Dining, Coffee, and Local Favorites

One of the reasons I love this neighborhood so much is the walkability—not just to parks, but to local eats and treats. The Flying Goat is one of Spokane’s most-loved pizza joints and is tucked right into the heart of the neighborhood. It’s the kind of place where you can grab a casual dinner with friends, enjoy a craft beer on the patio, and run into half your neighbors.

Just across the street, Downriver Grill offers a more upscale dining experience. Their menu is seasonal and creative—perfect for a date night or celebratory dinner. I’m also a big fan of their weekend brunch and have friends who have attended almost every Burgerdome Wednesday special for about 6 years! Every Wednesday from 4 pm to 8 pm they serve a "Burger of the Moment" for $15 with house parmesan potato chips.

And for coffee or a cafe? Little Garden Cafe is a local gem. Their sandwiches are legendary, and their space is bright, cozy, and full of friendly faces.

The Downriver-Audubon Real Estate Market: A Snapshot

Homes in the Audubon neighborhood are continuing to perform well in Spokane’s competitive market. On average, homes here range from $375,000 to $525,000, depending on size, updates, and proximity to the park or golf course.

Many homes in this area are historic Craftsman bungalows, mid-century cottages, and classic Spokane brick ranchers—featuring original fireplaces, built-in shelving, hardwood floors, and established yards. Some have been tastefully updated with new kitchens and baths, while others are ready for someone to add their own design vision.

For buyers looking for charm, quality, and walkability—Audubon is a fantastic value.

  • 1–2 bathrooms

  • 1,500–2,500 square feet

Just recently, I helped a buyer land a 1920s 3-bedroom Craftsman with an updated kitchen, a lush backyard, and refinished hardwoods—just two blocks from Audubon Park. It closed around $450K, and the buyer still tells me it’s their dream home.

If you're looking for a place with real Spokane soul, Audubon should definitely be on your radar.
