Exploring Spokane Valley: Outdoor Fun Meets Small Town Charm

Exploring Spokane Valley: Outdoor Fun Meets Small Town Charm

Spokane Valley, also referred to as the Valley, holds a special place in my heart. I was born and raised in Spokane Valley, so you could say I'm partial to living here! But Spokane Valley is more than just a beloved community to me; it's also a vibrant, growing, and unique city, separate from Spokane.

I'll break down the Spokane Valley real estate market, the process of buying a home in Spokane Valley, tips on selling a home in the Valley, plus important neighborhood insights - including my favorite places to get a bite!

An Overview of Spokane Valley, Washington

Spokane Valley, Washington, is an entirely separate city from Spokane, Washington, with downtown Spokane to downtown Spokane Valley only a 13-minute drive.

Spokane Valley offers easy access to Post Falls and Coeur d'Alene, as well as larger homes and lot sizes, wide streets, and mature trees. The area is also home to some great parks and a beautiful section of the Centennial Trail. With a population of around 106,000 people, the Valley is big enough to support plenty of shopping and cultural events, but still feels small enough to get around easily and know your community well.

Larger homes are common in Spokane Valley, Washington.

One of the unique aspects of Spokane Valley is the abundance of homes dating back to the 1940s-1960s, which are known for their solid construction. Many of these homes also feature basements, providing additional living space for prospective homeowners. Additionally, the larger lot sizes in Spokane Valley allow for amenities such as shops, RV parking, and boat storage.

Overall, the Spokane Valley presents an attractive living option for those seeking a peaceful and spacious environment with a variety of outdoor amenities. If you are considering a move to Spokane Valley, I am here to help you find the perfect home to suit your needs.

Spokane Valley Real Estate Market

The real estate market in Spokane Valley, Washington, is currently experiencing a strong seller's market, and the median home price for a home in the Valley is around $420,000. With low inventory and high demand, home prices have been steadily increasing, making it an ideal time for homeowners looking to sell their properties.

What's interesting about Spokane Valley is that it's pretty much built out, with not much opportunity to build new single-family homes within city limits. While the homes and lots are larger, it also means you'll pay a higher purchase price for the home you choose.

The area's convenient location, access to outdoor recreational activities, and strong community appeal continue to attract buyers, resulting in a competitive market for those looking to purchase a home in Spokane Valley.

Buying a Home in Spokane Valley

Another unique aspect of Spokane Valley is that because homes and lots tend to be larger, there is more opportunity to buy a home on a larger-sized lot and develop it into single or multi-family homes, including Accessory Dwelling Units (ADU). This is particularly valuable for those who are interested in multi-generational living, as you could build an ADU for aging parents or adult children living at home.

As mentioned in my guide to the South Hill neighborhood of Spokane, if you are interested in buying in Spokane Valley, similar recommendations still apply:

  1. Work with a reputable real estate agent who has experience in the area. They can help you find properties that meet your criteria and guide you through the process.
  2. Get pre-approved for a mortgage to determine your budget and increase your chances of a successful purchase.
  3. Be patient and flexible. The Spokane Valley market can be competitive, so it's important to be open to different options and act swiftly when a promising property becomes available.
  4. Consider cosmetic upgrades. Many Spokane Valley homes I see are slightly dated, given their age, although still generally in good shape. This means your renovation money can go into beautiful upgrades, on an as-wanted basis.

Overall, while buying a home in Spokane Valley may come with a higher price tag and limited new construction options, there are still plenty of opportunities for savvy homebuyers and investors.

Selling Your Spokane Valley Home

Additionally, it's important to consider the condition of your home. Making necessary repairs and improvements can significantly increase the value and desirability of your property. Many Spokane Valley homes have great bones but dated finishes, and these are easy upgrades. Stand out by making trendy updates to appeal to buyers.
